A brown or yellow ring on the ceiling is one of the most common things homeowners try to paint over, and one of the most common things that comes straight back through the new paint within weeks.
Here is why it happens, and the right way to deal with it.
Why the stain comes back
Water stains are not dirt. They are dissolved minerals, tannins and residue left behind when water passed through the plaster and evaporated. Those substances are water-soluble, so when you apply water-based ceiling paint over them, the moisture in the paint reactivates the stain and draws it up into the fresh coat.
You can apply three coats and still watch it reappear. More paint is not the answer.
Step one: find out if it is still active
Before any painting, work out whether the leak has stopped. Press gently on the stained area. If the plaster feels soft, damp or springy, water is still getting in. Common sources:
- Roof leaks, especially around flashing, valleys and vents
- Blocked or overflowing gutters pushing water back under the roofline
- A failed seal on a bathroom or shower above
- Burst or weeping plumbing in the ceiling space
- Condensation in a poorly ventilated bathroom or laundry
Painting over an active leak wastes money and hides a problem that keeps damaging the structure. Fix the water first, then let the area dry fully, which can take one to two weeks.
Step two: assess the plaster
Once dry, check the condition. Light staining on sound plaster can be sealed and painted. But if the plaster is sagging, crumbling, bubbling or the paper surface has lifted, it needs repair or replacement before painting. A ceiling that has been saturated can lose its structural integrity, and that is a safety issue, not a cosmetic one.

Step three: seal, do not just paint
The critical step is a stain-blocking sealer. These are formulated to lock the stain underneath so it cannot bleed through. Apply it to the stained area, let it cure as directed, and check whether any discolouration is still visible before the top coats go on.
Then paint the whole ceiling, not just the patch. Ceiling paint ages and slightly yellows, so a spot repaint almost always shows as a lighter patch, especially under downlights. Painting corner to corner is the only reliable way to get an even result.
Bathroom and laundry ceilings
If the staining is condensation rather than a leak, painting is only half the fix. Run the exhaust fan during and after showers, check the fan actually vents outside rather than into the roof space, and use a wet-area ceiling paint with a mould inhibitor. Otherwise the problem returns each winter.
