Painting in Hawthorn: large period homes and strict heritage controls

Hawthorn jobs are usually bigger than the inner-north average and slower to quote, for two reasons: the houses are substantial, and Boroondara takes its heritage controls seriously.

The housing

Hawthorn 3122 and East Hawthorn 3123 hold a lot of large Victorian, Edwardian and Federation homes on generous blocks, plus solid interwar brick. What that means on a quote:

• Double-storey is normal, so scaffolding or elevated access is a real line item rather than an afterthought
• There is a lot of detail — bay windows, verandah fretwork, leadlight surrounds, ornate eaves brackets, panelled doors. Detail is slow, careful work and it is where cheap quotes quietly cut hours
• Mature gardens and established hedges sit right against the walls, so protection and access planning matter more than on a bare block
• Original face brick on many homes, which is generally better cleaned and repointed than painted

Boroondara heritage overlays

Much of Hawthorn sits within heritage overlay areas administered by the City of Boroondara, and the controls are among the stricter ones in Melbourne. Painting previously unpainted brickwork is the change most likely to require a planning permit, and colour on a street-facing elevation can be controlled in some precincts. Check before work is scheduled, not after.

Investment properties around Glenferrie Road

The other half of Hawthorn is rental stock, much of it serving Swinburne. That work runs to a different rhythm: tight turnarounds between tenancies, durable washable finishes rather than delicate ones, and scheduling that fits a lease date. We can work to a changeover deadline if you tell us the date at the quoting stage.

Lead paint

Anything built or painted before 1970 should be assumed to carry lead paint under later coats, which on a Hawthorn period home means window frames, sills, doors, skirting and fences. It changes the preparation method rather than the product: wet methods and containment instead of dry sanding.

What we do in Hawthorn

Interior and exterior house painting, heritage and period restoration, weatherboard and timber repair, plastering and ornate cornice work, rendering, and roof painting. We are based in Richmond, about six kilometres west, so Hawthorn is a short run rather than a travel job.
