Peeling exterior paint is the most common complaint we hear about, and it is almost never the paint’s fault. Paint peels because of what was underneath it or what was happening around it when it went on.
Here is why exterior paint fails in Melbourne, how long it should actually last, and what makes the difference.
How long should exterior paint last?
A properly prepared exterior repaint typically lasts 7 to 10 years. That range moves depending on:
- Exposure. North and west-facing walls take the most sun and fail first.
- Surface. Timber moves more than render or brick, so it stresses the paint film.
- Salt air. Bayside and coastal homes weather noticeably faster.
- Preparation. The single biggest factor, and the one most often skipped.
- Product quality. Premium exterior paints hold colour and flexibility longer.
If your paint failed within two or three years, something went wrong in the process rather than at the end of its natural life.
The six real causes of peeling
1. Moisture behind the paint. The most common cause by far. Blocked gutters, leaking downpipes, failed flashing or rising damp push moisture out through the wall, lifting the paint from behind. No paint survives that.
2. Painting over a dirty surface. Exterior walls collect dust, chalky residue, mould and, near the bay, salt. Paint applied over any of these bonds to the dirt, not the wall.
3. No primer on bare timber. Bare or newly exposed timber absorbs moisture and soaks up paint unevenly. Without a primer the top coat has nothing stable to hold onto.
4. Painting in the wrong conditions. Direct hot sun dries the surface before the paint can bond. Cold or damp days stop it curing properly. Rain within a few hours of application can ruin a coat.
5. Incompatible coats. Putting a new product straight over an old, glossy or oil-based finish without sanding and priming causes it to sheet off in flakes later.
6. Painting over existing failure. Recoating peeling paint without scraping it back just adds weight to a coat that is already letting go.
How to tell what went wrong

Peeling in one concentrated area almost always means a water problem, not a paint problem. Fix the water first.
Doing it properly the second time
- Find and fix the moisture source, including gutters and downpipes
- Scrape and sand back all loose and flaking paint to a sound edge
- Repair or replace rotten timber and cracked render
- Wash the whole surface and let it dry fully
- Prime every bare area with the right primer for that surface
- Apply two coats of a quality exterior paint in suitable weather
Making it last longer
Wash your exterior down once a year, especially in bayside suburbs. Keep gutters clear so water is not running down walls. Touch up chips promptly before moisture gets in. Keep a record of your colours and products so touch-ups match.
