Roof painting quotes in Melbourne vary more than almost any other trade quote you will get, and the reason is simple: two painters looking at the same roof are often pricing two different jobs. One is pricing a clean and two coats. The other is pricing broken tiles, failed ridge capping, moss treatment, a primer coat and then two coats.
This guide explains what actually drives the price, what should be included, and how to tell whether a cheap quote is a bargain or a problem.
What a roof painting job actually involves
A proper roof coating job is five stages, and the painting is the last and shortest of them.
- Inspection. Walking the roof to find cracked or slipped tiles, rusted fixings, failed pointing, blocked valleys and leaks.
- Repairs. Replacing broken tiles, re-bedding and repointing ridge capping, treating rust on metal roofs, clearing valleys.
- Cleaning. High-pressure washing to strip dirt, moss, lichen and chalked old coating back to a sound surface.
- Priming or sealing. A penetrating sealer on porous tile, or an appropriate metal primer where bare steel is exposed.
- Coating. Two coats of a roof-grade membrane or coating, applied at the right spread rate.
If a quote does not mention stages 1, 2 and 4, you are being priced for a wash and two coats on a roof that may need more.
What drives the cost
Roof size and pitch. Price follows area, but pitch matters almost as much. A steep roof slows everything down and may require harnesses, anchor points or scaffolding.
Height and access. A single-storey home with clear driveway access is straightforward. A double-storey on a narrow block, or a roof only reachable over a neighbour's property, adds setup cost before any work starts.
Condition. This is the biggest variable and the one that separates quotes. A sound roof needs cleaning and coating. A neglected roof needs tile replacement and repointing first, and repointing a full ridge line is substantial work in its own right.
Roof material. Concrete tile, terracotta, Colorbond and old cement sheet all need different products and different preparation.
Coating choice. A basic acrylic roof paint and a premium heat-reflective membrane are not comparable products, and the gap in material cost is significant across a whole roof.
Repointing. Flexible pointing on ridge capping has a service life of its own. If yours has cracked and is falling out, it needs redoing, and most roofs over about 20 years old need at least some.
Safety requirements. Roof work is high-risk construction work. Harnesses, anchor points, edge protection and a Safe Work Method Statement are costs a compliant operator carries and a cheap one often does not.
Anyone giving you a firm roof price over the phone without inspecting it is guessing, because the two largest variables β condition and pointing β cannot be seen from the ground.
How your roof type changes the job
Concrete tiles are the most commonly painted roof in Melbourne and the most straightforward. They are porous, so they take a sealer well and the coating bonds properly. Older concrete tiles that have gone chalky need thorough cleaning and a good sealer coat.
Terracotta tiles are a different matter, and worth being careful about. Terracotta is naturally durable and many terracotta roofs do not need painting at all β they need cleaning and repointing. Coating terracotta can trap moisture and is not always the right answer. A contractor who recommends cleaning and repointing your terracotta rather than painting it is usually giving you honest advice, not avoiding work.
Colorbond and metal roofing can be repainted, but preparation decides everything. Rust must be treated back to sound metal, bare areas need the correct metal primer, and the existing factory coating needs keying so the new coating bonds. Metal also expands and contracts a great deal, so the coating has to stay flexible.
Old cement sheet roofing needs caution. Roofing sheet from before the mid-1980s may contain asbestos, and pressure-washing it is exactly the wrong thing to do because it drives fibres into the air and surrounding soil. Any pre-1990 cement sheet roof should be tested before anyone touches it.
Roof painting or roof restoration?
These two terms get used interchangeably in quotes, and they are not the same thing. The difference is usually several thousand dollars.
| Roof painting | Roof restoration | |
|---|---|---|
| Tile replacement | Not usually included | Included |
| Ridge capping re-bedded | No | Yes where needed |
| Repointing | Sometimes | Yes |
| High-pressure clean | Yes | Yes |
| Sealer plus two coats | Yes | Yes |
| Suits | A sound roof that looks tired | A roof with structural wear |
| Relative cost | Lower | Higher |
If your roof is structurally sound and simply faded or stained, painting is the right job. If your pointing is crumbling, tiles are cracked or you have had leaks, painting over that is money spent on a cosmetic layer above an unresolved problem. Get clear in writing which of the two you are being quoted for, because a restoration quote and a painting quote sitting side by side will look like one contractor is wildly overpriced when they are simply quoting more work.
Coatings, and why the product matters
Roof coatings take more punishment than any other surface on your house: full sun all day, no shade, big temperature swings, driving rain and, near the bay, salt.
- Acrylic roof membrane is the standard for tiled roofs. It stays flexible, bridges hairline cracking and handles UV well.
- Heat-reflective coatings use pigments that reflect solar radiation rather than absorbing it. On a west-facing Melbourne roof in February this makes a measurable difference to the roof space temperature, which matters most on homes with little ceiling insulation.
- Metal roof systems pair an etch or zinc-rich primer with an exterior-grade topcoat formulated to flex with the sheet.
- Sealers and primers are not optional on porous tile. The sealer is what the membrane bonds to; skipping it is the single most common cause of a roof coating peeling within a couple of years.
Two coats over a sealer is the standard specification. One coat over an unsealed roof is the specification hiding inside most unusually cheap quotes.
Colour
Most Melbourne roofs end up in charcoal, slate grey, monument, deep red or a muted green, and the choice is not purely aesthetic.
Dark colours look sharp and hide staining, but absorb considerably more heat. On a poorly insulated home a very dark roof will make upstairs rooms warmer in summer. Lighter greys and heat-reflective versions of darker colours are both reasonable ways around this.
Check your title and council requirements before committing. Some estates and heritage overlays restrict roof colour, and repainting outside the permitted range is an expensive mistake to unwind.
How long it lasts
A properly prepared and coated tiled roof should hold up for around 10 to 15 years before it needs attention again, and the coating itself usually outlasts the pointing.
What shortens it:
- Skipped sealer coat
- Coating applied over a surface that was not fully clean or fully dry
- One coat instead of two, or a coat spread too thin to reach its rated thickness
- Painting in unsuitable weather, which in Melbourne means a cold damp morning or a 35-degree afternoon
- Unresolved moisture coming up through the tiles from below
If your roof was painted within the last five years and is already flaking, the problem is almost certainly preparation rather than the paint.
Warning signs in a roof painting quote
- A price given without anyone getting on the roof
- No mention of a sealer or primer coat
- Repointing excluded with no comment on the condition of your current pointing
- No photographs of what they found up there
- A door-knock offer with a price that expires today
- No evidence of public liability insurance or a Safe Work Method Statement for work at height
That last point is worth taking seriously. Roof work is one of the most dangerous jobs in construction, and a contractor working without fall protection on your property is a risk you carry too.
When your roof is telling you it needs attention
- Colour has faded unevenly, with the weather-facing side noticeably paler
- Moss or lichen growing in the shaded sections and in the valleys
- Tiles look chalky, and leave powder on your hand
- Pointing along the ridge is cracked, crumbling or missing in places
- Cracked, slipped or broken tiles visible from the ground
- Rust spots or streaking on a metal roof, especially around fixings
- Water stains appearing on upstairs ceilings
The last one is not a painting job. A leak needs the cause found and fixed first; coating over it changes nothing. If you have ceiling staining, start with ceiling water stains.
Timing the work in Melbourne
Roof coating needs dry surfaces and reasonable temperatures to cure, which rules out a good part of a Melbourne winter. Spring and autumn are ideal. Summer works provided the roof is not coated in the full heat of the afternoon, when the surface temperature is far higher than the air temperature and the coating skins before it can level.
Expect a typical tiled roof to take two to four days including cleaning, repairs and drying time between coats, and expect weather to move the dates.
Getting it quoted properly
Ask every contractor the same five questions and the quotes become comparable:
- Did you get on the roof, and can I see photographs of what you found?
- Does the price include repointing, and how much of the ridge line?
- How many broken tiles are included, and what happens if you find more?
- What sealer and what coating, by brand and product name, and how many coats?
- What fall protection will be used, and can I see your insurance certificate?
Our guide to comparing painting quotes works through the same exercise for the rest of the house, and painter licensing and insurance in Victoria covers what you can actually verify about a contractor.

Frequently asked questions
How much does roof painting cost in Melbourne? It depends on roof size, pitch, access, material and condition, and above all on whether repointing and tile replacement are needed. Those two items are what separate a low quote from a high one. Get two or three written quotes that each state the same scope, then compare what is included rather than the totals.
Is roof painting worth it? On a sound roof that has faded or stained, yes. It protects the surface, improves how the house presents and costs far less than replacement. On a roof with failed pointing or cracked tiles, painting alone is not worth it until those are fixed.
Can terracotta roofs be painted? They can, but often they should not be. Terracotta is durable on its own and many terracotta roofs simply need cleaning and repointing. Be cautious of anyone who proposes coating terracotta without first discussing whether it needs it.
How long does roof paint last? Around 10 to 15 years with proper preparation, a sealer coat and two full top coats. Considerably less if any of those were skipped.
Does a heat-reflective roof coating actually work? It measurably reduces how much solar heat the roof absorbs, and the effect is most noticeable in homes with limited ceiling insulation. It is not a substitute for insulation, but on a west-facing roof it is a worthwhile upgrade.
Will roof painting fix a leak? No. A leak needs its cause found and repaired. Coating over a leaking roof hides the symptom for a short time and nothing more.
Do I need to be home during the work? Not usually, though access to power and water helps. You will be asked to keep cars clear of the work area and to close windows during pressure cleaning.
