The fortnight between Christmas and mid January is the one period when most offices, shops and warehouses are genuinely empty. For anything disruptive, it is the best painting window of the year, and it books out early.
Why the shutdown is ideal
- No staff to work around. Whole floors can be done at once rather than zone by zone.
- No after-hours premium for work that would otherwise need evenings or weekends.
- Faster overall. An empty space can be finished in a fraction of the time.
- Odour clears before anyone returns.
- Furniture can be moved freely instead of painting around it.
The catch is that the window is short, fixed and shared with every other business that wants the same thing.
Plan backwards from your return date

Leave a buffer of at least two days before people come back. Work always finds something extra, and you do not want the crew still on site on day one of the new year.
The access problem nobody plans for
Building management often reduces services over the shutdown. Lifts may be restricted, loading docks unstaffed, security on reduced hours and after-hours access harder to arrange, not easier.
Confirm all of it in writing in early December. This is the single most common cause of shutdown jobs stalling.
What to get done while it is empty
If the space is empty anyway, do the things that are painful to schedule at any other time:
- Open-plan areas and corridors
- Reception and client-facing spaces
- Meeting rooms, including any branded feature walls
- Ceilings and bulkheads
- Doors, frames and skirtings
- Plaster and render repairs that need drying time
- Any make-good work required under your lease
What your team needs to do
Staff clear desks, walls, whiteboards and personal items on the last working day. IT should back up and identify server rooms and comms cabinets as restricted. Agree in advance who moves workstations and large storage.
Also decide who holds keys and alarm codes, and who the crew calls if something comes up on 29 December.
Finishes for commercial spaces
Corridors, reception and breakout areas need washable, scrubbable finishes. Doors and trims need enamel. Wet areas need a mould-inhibiting product. Low-VOC paints matter less in an empty building, but they still help if anyone is working through.
