Painters in Northcote: Weatherboard, Bungalows and the Hill

Painters in Northcote spend most of their time on timber. Unlike the brick terraces of Fitzroy and Collingwood a few kilometres south, Northcote's housing stock leans heavily towards weatherboard: Victorian and Edwardian cottages, and above all the Californian bungalows that filled the suburb between the wars.

Timber behaves differently from brick, and a painter who treats a weatherboard like a rendered wall will produce work that fails early.

Why weatherboard is a different job

Timber moves. It expands with moisture and contracts as it dries, through every season, for the life of the building. That movement is the reason weatherboard repaints fail when they fail.

What it means in practice:

  • The coating has to stay flexible. A hard, brittle film cracks at the board edges as the timber moves, and water gets in behind.
  • Gaps need the right filler. Joins, window surrounds and corner stops need a flexible exterior sealant, not a rigid filler that will crack by the next summer.
  • Board ends and bases rot first. Where boards meet, and where the bottom board sits close to the ground, are the spots to check. Soft timber needs replacing before painting, not filling.
  • Priming bare timber is not optional. Exposed timber must be primed the same day it is prepared, or moisture gets in before the system is sealed.
  • Two coats over a proper primer is the standard. One coat on weatherboard is a two-year job, not a ten-year one.

Our weatherboard painting guide goes into the restoration side in more detail.

Californian bungalows

The bungalows are the signature Northcote house: low-slung, wide verandah, heavy timber posts, often with shingles in the gable and leadlight in the front windows.

The painting-specific points:

  • Verandah posts and beams carry the roof and take the weather. Rot at the base of a post is structural, not cosmetic.
  • Gable shingles and fretwork are slow, detailed work and often originally finished in stain rather than paint.
  • Deep eaves shelter the wall below but trap cobwebs and dust, and need washing properly before coating.
  • Original colour schemes were earthy: creams, muted greens, browns, with dark stained timber. A cool modern palette can look thin on a bungalow. See heritage colour schemes.

The hill

Northcote rises sharply from the Merri Creek flats up to Ruckers Hill, and the elevated streets are noticeably more exposed than the low-lying ones. West-facing walls up there take full afternoon sun and wind, and they weather faster than the same wall would in a sheltered street below.

The practical consequence is that one elevation of a house may need attention years before the others. A sensible quote treats the elevations separately rather than pricing the house as one uniform surface.

Lead paint in anything pre-1970

Most of Northcote's weatherboard stock predates 1970, which means lead paint under the later coats is likely, particularly on window frames, sills, doors and the front fence.

Weatherboard makes this more important than it is on brick, because preparing timber means sanding and scraping, which is exactly what releases lead dust. Dry sanding a Northcote bungalow is unsafe. Wet methods and containment are the baseline — see lead paint in Melbourne homes.

A different council

Northcote is in the City of Darebin rather than Yarra, so the planning rules and heritage overlay areas are different from Fitzroy and Collingwood. Parts of the suburb, particularly around Ruckers Hill and the older streets, carry heritage controls. Check with Darebin before changing a street-facing elevation.

Painters in Northcote: working with Expert Painting and Renovation

We are based in Richmond, about six kilometres south, and we work the inner north regularly. Weatherboard is a large part of what we do, including timber repair and board replacement rather than filling over soft sections.

Our work covers exterior painting, weatherboard restoration, interior painting, stained timber restoration and plastering.

FAQ

How often does a weatherboard house need repainting? Typically every seven to ten years, though exposed west-facing elevations on the hill can need attention sooner than the sheltered sides of the same house.

Can rotten weatherboards be filled instead of replaced? Filler is for small defects. Soft or rotten timber needs cutting out and replacing, because filler over rot simply hides it while it continues.

Do you replace boards as part of the job? Yes. Timber repair before painting is part of doing the job properly rather than a separate trade you need to organise.

Why does my paint crack along the board edges? Usually a coating that is too brittle for timber movement, or gaps filled with a rigid filler instead of a flexible sealant.

Is my bungalow likely to have lead paint? If it was built or painted before 1970, assume yes. It matters most on timber, because preparation involves sanding.
