Balcony painting in Melbourne apartments looks simple until you consider what is actually happening to the slab. A balcony takes weather from every direction and drains through a membrane you cannot see. When it starts looking tired, the instinct is to repaint it. Sometimes that is right. Often it is the wrong job entirely, and doing it hides a problem that gets considerably more expensive.
This guide covers what is actually happening on a deteriorating balcony, when paint is the answer, and what needs sorting out before anyone opens a tin.
Paint and waterproofing are not the same thing
This is the distinction that matters most.
A coating changes how the surface looks and gives some protection against weather and wear.
A waterproof membrane is a system designed to stop water passing through the slab into the structure and the apartment below. It sits under the tiles or under a trafficable topcoat, it is installed to a standard, and it has a service life.
If water is getting through your balcony, you have a membrane problem. Painting the surface will not fix it, and a contractor who offers to is either misunderstanding the job or avoiding the difficult conversation.
What to look for
| What you see | What it usually means |
|---|---|
| Water staining on the ceiling below | Membrane has failed or was never adequate |
| Water pooling after rain | Insufficient fall to the drain, or a blocked outlet |
| Rust streaks running down the slab edge | Reinforcement inside the concrete is corroding |
| Concrete bulging, cracking or flaking off an edge | Concrete spalling, caused by expanding rusted steel |
| Tiles drummy or lifting | Water sitting under the tile bed |
| Efflorescence on the slab underside | Moisture moving through the concrete |
| Balustrade fixings rusting or loose | Water tracking into the fixing points |
| Coating peeling in sheets | Applied over damp concrete or an unsuitable surface |
The serious one is concrete spalling, sometimes called concrete cancer. Steel reinforcement inside the slab rusts, and rust expands, which pushes the surrounding concrete off from the inside. It starts as a rust stain and a hairline crack and ends as a structural repair. If you have rust streaks and flaking concrete on a balcony edge, that needs a proper assessment, not a coat of paint.
A loose or corroding balustrade fixing is also a safety matter rather than a maintenance one.
Who actually decides: the owners corporation
In most Melbourne apartment buildings, the balcony slab, the external face of the building and often the balustrade are common property, even though you are the only person who uses the balcony. That means:
- You generally cannot repaint or recoat the external face or balustrade without owners corporation approval
- Waterproofing failures are usually a common property repair, funded from the maintenance fund, not your problem to solve alone
- Colour and finish are usually fixed by a building-wide scheme
- Work may need to be coordinated across multiple balconies at once, because scaffolding or access equipment is the dominant cost
Check your owners corporation rules and your plan of subdivision before you organise anything. Consumer Affairs Victoria sets out what owners corporations are responsible for and how repairs to common property are handled. If several balconies in the building show the same symptoms, raise it collectively. The per-balcony cost of doing a whole elevation at once is far lower than doing one in isolation, because access is the expensive part.
Our guide to strata painting covers how these projects get organised.
When balcony painting is the right job
Paint or a protective coating is appropriate when:
- The membrane is intact and there is no water getting through
- The slab is structurally sound, with no spalling or exposed reinforcement
- The surface drains properly, with no ponding
- You are refreshing appearance, improving slip resistance or protecting a sound surface
In that situation the work is straightforward: clean thoroughly, repair any minor cracks, prime appropriately for concrete, and apply a coating rated for exterior foot traffic and UV. Ordinary wall paint on a balcony floor will not last; the product has to be made for the job.
Balustrades and metal
Most balcony balustrades are powder-coated aluminium, galvanised steel or glass with metal fittings.
- Powder-coated aluminium can be repainted, but the existing coating needs keying and the right primer. It does not rust, so surface deterioration is usually chalking rather than corrosion.
- Galvanised or steel balustrades need rust addressed properly. Surface rust is wire-brushed back and treated; structural rust in a fixing or post is a replacement question, not a coating question.
- Fixing points are where water gets in. Sealing them properly is more important than the finish.
Timing
Balcony work needs dry weather and dry substrate. Concrete holds moisture for days after rain, and coating damp concrete is the most common reason balcony finishes fail early.
Spring and autumn are the sensible windows in Melbourne. Summer works if the surface is not coated in full afternoon heat. Winter is difficult for anything involving a coating on an exposed horizontal surface.

FAQ
Can I paint my apartment balcony myself? Check your owners corporation rules first. The slab and external faces are usually common property, and unapproved work can have to be undone at your cost.
My ceiling below the balcony is staining. Is that a painting job? No. That is water passing through the slab, which means the waterproofing has failed. Painting the stain seals nothing and it will return.
What are the rust marks running down my balcony edge? Most likely reinforcement inside the concrete corroding. It needs assessing promptly, because the damage progresses and repair costs rise steeply.
Who pays for balcony waterproofing in an apartment building? Usually the owners corporation, since the slab and membrane are generally common property. Your own rules and plan of subdivision decide it.
How long does a balcony coating last? A properly specified trafficable coating on a sound, dry, well-draining slab should give several years. On a slab that ponds water or holds moisture, far less.
