Painters in Brunswick: Painted Brick, Render and Sydney Road

Painters in Brunswick deal with a question that barely comes up in Fitzroy: what do you do with brick that somebody already painted?

Brunswick has a long tradition of painted and rendered facades. Waves of Italian, Greek and Lebanese families bought here through the mid-twentieth century and remade the housing stock in their own idiom, and the result is streets full of brick that has been rendered, bagged, painted cream, painted white, or painted a confident colour that has since faded. Alongside that sit Victorian terraces, Edwardian cottages, interwar brick, post-war units and a decade of new apartment development along Sydney Road.

It is the most architecturally mixed suburb in the inner north, and quoting it means reading each house on its own terms.

Painted brick: you are committed now

If the brick on your house has already been painted, the decision was made for you. Stripping paint from brick is slow, expensive, and frequently damages the brick face in the process, because the paint has bonded into the pores rather than sitting on top.

So the realistic question is not whether to remove it, but how to maintain it well:

  • Use a breathable system. This matters more on painted brick than almost anywhere else. The wall still needs to release moisture, and a non-breathable film traps it, which is what causes blistering and salt damage.
  • Wash properly first. Decades of traffic grime on a Sydney Road-adjacent facade will stop any coating bonding.
  • Deal with the mortar. Where pointing has failed, repoint before coating. Paint will not bridge a gap.
  • Expect a shorter cycle than render. Painted brick on an exposed elevation needs attention sooner than most owners expect.

If white deposits are coming through the paint, that is efflorescence, and it means water is moving through the wall. Coating over it will fail again.

For homes where the brick is still original and unpainted, painting brick homes in Melbourne sets out why leaving it alone is usually the better call.

Render, bagging and texture coatings

A great deal of Brunswick brick was rendered or bagged rather than painted directly, and those surfaces age differently.

What you haveWhat to checkWhat it usually needs
Cement renderTap for hollow sectionsRepair drummy areas, breathable coating
Bagged brickWhether the texture is intactClean, patch, recoat
Texture coatingChalking and colour lossWash, prime, recoat
Acrylic render over brickCracking at junctionsFlexible filler, then coating

Drummy render is the one to find before you spend money. Tap along the wall: solid sounds solid, and a hollow section has already lost its bond and will come off, taking the new coating with it. Our rendering guide covers how to tell the difference and which systems suit which walls.

Sydney Road and the commercial strip

Brunswick's main road is one of the longest continuous retail strips in Melbourne, and shopfront work there has its own rhythm: overnight or early-morning scheduling, reinstatement before trade, and recurring graffiti on side walls and roller shutters.

Where tagging keeps returning, a protective coating saves more than it costs — see anti-graffiti coatings. For planning a commercial repaint around a trading business, the commercial painting checklist covers what to sort out first.

A different council again

Brunswick sits in Merri-bek City Council, formerly Moreland, which renamed in 2022. Its heritage overlays and planning requirements are its own, separate from Yarra to the south and Darebin to the east.

The rule that catches people out is the same one everywhere in the inner north: painting brickwork that has never been painted is the change most likely to need a permit. In Brunswick that applies to fewer houses than in Fitzroy, simply because so much of the brick went under paint decades ago — but where original brick survives, check first.

Anything built or painted before 1970 should also be assumed to carry lead paint under later coats. See lead paint in Melbourne homes.

Painters in Brunswick: working with Expert Painting and Renovation

We are based at 39 Appleton St in Richmond, about six kilometres south-east, and we work across the inner north. Brunswick jobs tend to need a view on render and masonry as much as on paint, which suits us, because we handle rendering and plastering alongside exterior and interior painting.

That matters here specifically: on a painted or rendered brick facade, the repair and the coating are the same job, and splitting them between two trades is how you end up with an argument about whose finish the visible flaw belongs to.

FAQ

Can painted brick be stripped back? Rarely worth it. The paint bonds into the pores of the brick, removal is slow and costly, and the process often damages the brick face. Maintaining it well with a breathable system is the practical path.

Why does paint keep blistering off my rendered wall? Usually moisture with nowhere to go, or a coating applied over render that had lost its bond. Tap the wall for hollow sections before recoating.

What is bagging? A thin cement slurry rubbed over brickwork that keeps some of the brick texture visible. It is cheaper than full render and common on Brunswick houses.

Do I need a permit to repaint in Brunswick? Repainting an already-painted surface in the same scheme usually does not. Painting original unpainted brick, or changes in a heritage overlay area, may. Check with Merri-bek City Council.

Can you paint a shopfront without closing? Yes. Sydney Road retail work is normally done overnight or early morning, with the shop reinstated before opening.
