Painters in Collingwood: Workers’ Cottages and Warehouse Conversions

Collingwood is two suburbs wearing one postcode. There is the residential half — tight rows of single-fronted Victorian workers' cottages on streets barely wide enough for two cars — and there is the industrial half, the old factories and warehouses now holding apartments, studios, offices and bars. Painters in Collingwood end up doing both, often in the same week, and they are not remotely the same job.

The workers' cottages

Collingwood was built for people who worked in its factories, and the housing reflects that: small, single-fronted, close to the street, often with no front garden at all.

What that means practically:

  • Frontages are narrow, so the facade is a small area but a fiddly one, with a parapet, a verandah and often decorative render
  • Many have no side access whatsoever, so rear work runs through the house
  • Walls are frequently solid brick, single-skin in places, which affects how moisture behaves
  • Original cottages predate 1900, so lead paint should be assumed under later coats

The single-skin solid brick point matters more than people expect. A single-skin wall has no cavity, so moisture that gets in has only one way out: through the plaster, inside. Sealing the outside with a non-breathable coating pushes the problem indoors, where it shows up as bubbling paint and damp plaster on internal walls. If you are seeing white powdery deposits on the brick, that is efflorescence and it needs the water source found before anything is coated.

The warehouse conversions

The other Collingwood is former industrial: brick warehouses and factories around Smith Street and the Johnston Street end, converted to apartments, creative studios and offices.

These bring a completely different set of problems:

  • Very large wall and ceiling areas, usually sprayed rather than rolled, which means extensive masking of services, racking and fittings
  • High ceilings requiring scaffolding or elevated platforms, which is often the largest line in the quote
  • Exposed structural brick, which is usually the feature and should generally be left alone
  • Exposed services — ducting, conduit, sprinkler pipe — that may or may not be in scope, and should be stated either way
  • Owners corporation approval for anything touching common property
  • Mixed substrates in one room: original brick, new plasterboard, steel, and sometimes rendered blockwork, each needing a different system

Shopfronts and commercial frontages

Smith Street and the surrounding blocks are dense with retail, hospitality and small studios, and shopfronts here weather hard: full street exposure, high foot traffic, and regular graffiti.

For a trading business the constraint is time rather than technique. Work happens overnight, before opening or during a quiet weekday, and the shop has to be reinstated before the next trading period. Where tagging is recurring, a protective coating is worth more than another repaint — see anti-graffiti coatings. Our shopfront painting guide covers how we schedule around trade, and the commercial painting checklist sets out what to prepare.

Heritage controls

Collingwood is in the City of Yarra, and parts of it carry heritage overlays, including some of the industrial buildings. The same rule as Fitzroy applies: painting previously unpainted brickwork is the change most likely to need a permit, and on a converted warehouse the original brick is usually the reason the building is listed. Check before quoting.

Painters in Collingwood: working with Expert Painting and Renovation

We are based in Richmond, about two kilometres away, and Collingwood is one of the suburbs we work in most. We handle both halves of it: period cottages where preparation and lead safety decide the result, and commercial and converted spaces where scheduling and access decide it.

Our work covers interior and exterior painting, commercial painting, plastering and rendering. For pre-1970 properties, read lead paint in Melbourne homes first.

FAQ

Can you paint around a trading business on Smith Street? Yes. Shopfront and interior work is normally scheduled overnight, early morning or on a quieter weekday, with the space reinstated before you open.

Should exposed brick in a warehouse conversion be painted? Usually not. It is generally the feature of the building, it may be the reason the building is heritage listed, and painting it is effectively permanent. Cleaning is the better option.

Why is my internal wall bubbling on a solid brick cottage? Often moisture moving through a single-skin wall with nowhere else to go, sometimes made worse by a non-breathable coating outside. The source needs finding before repainting.

Do warehouse apartments need owners corporation approval? For anything on common property, including external faces and shared corridors, almost always. Check your rules before booking work.

How much does access add to a warehouse job? On a high-ceilinged space it is frequently the single largest item. Scaffolding or platform hire and the time to set up and move it can exceed the painting itself.
