Painting in Kew: big houses, steep blocks and long project timelines

Kew is the suburb where a house repaint most often turns into a multi-week programme rather than a week’s work. The properties are large, the finish expectations are high, and the terrain near the river makes access its own problem.

What makes Kew different

• Scale. Grand Victorian, Edwardian and Federation homes on large blocks, many double-storey with substantial frontages. A full exterior here is not comparable to a single-fronted cottage.
• Topography. The land falls away sharply towards Studley Park and the Yarra. Sloping sites make scaffolding more complex and more expensive, and it needs planning rather than improvising on the day.
• Finish expectations. On a high-end Kew interior, the acceptable standard is a flat wall under raking light with no visible repairs. That is a preparation budget, not a paint choice.
• Established gardens. Mature trees, formal hedging and expensive landscaping up against the walls. Protection and reinstatement take real time and should be in the quote.

Heritage overlays in Boroondara

Kew 3101 carries extensive heritage overlay coverage under the City of Boroondara. Painting original unpainted brickwork is the change most likely to need a permit, and in some precincts exterior colour on a street-facing elevation is also controlled. On a period Kew home, a sympathetic three-colour scheme — body, trim and highlight — almost always reads better than a modern two-tone palette.

Planning the programme

Larger homes are usually painted in stages, which is worth agreeing before the first day rather than discovering mid-job:

• Exterior elevation by elevation, so scaffolding moves once per side rather than back and forth
• Interior zone by zone, so the house stays liveable
• Plaster and timber repairs completed and cured before any top coat
• Weather contingency built in, because exterior work on an exposed Kew elevation does not happen in the rain

Lead paint

Pre-1970 homes in Kew will carry lead paint beneath later coats. On a property this size the containment and waste handling are a meaningful part of the job, and dry sanding is not an option. We prepare these homes using wet methods with the debris collected rather than left in the garden beds.
