Brighton gives painters two quite different jobs in the one suburb, and the difference matters when you are reading a quote.
Away from the water you have large homes, often double or triple-storey, period or architect-built, where the exterior is a multi-week job with scaffolding and the client expects a finish that stands up to close inspection. Along the Esplanade you have the most salt-exposed residential strip in Melbourne, where the question is not what the paint looks like on handover but how it looks in year six.
Scale changes the job, not just the price
A single-fronted terrace in Richmond is a two-person job off ladders and trestles. A Brighton exterior frequently is not.
Two-storey rendered facades, three-storey rear elevations stepping down a slope, high gables, upper-level windows over a conservatory roof: these need proper scaffold or an elevated platform, not an extension ladder and optimism. Scaffold has to be costed, delivered, erected, inspected and removed, and it is often the second largest line on the quote after labour.
This is where very cheap Brighton quotes usually come from. If a two-storey exterior comes in near the price of a single-storey one, the access has been left out, and the work will either be done unsafely or it will not be done properly at height. Ask directly how the upper level is being reached.
The Esplanade is a different climate
Homes on the Esplanade and the streets immediately behind it face conditions closer to Sorrento than to Hampton a few kilometres inland.
- Salt-laden wind off Port Phillip, constantly, not just in storms
- Full western sun on the elevations that already take the wind
- Wind-driven rain pushing into every junction and sill
- Heavy chalking and gloss loss on dark colours within a few summers
The practical consequence is that a front elevation in Brighton beachside can need recoating at roughly half the interval of the rest of the house. We quote it as a separate elevation for exactly that reason, and for many owners the sensible plan is a shorter cycle on the exposed face rather than repainting the whole house early.
Dark colours deserve a specific warning here. Deep charcoals and blacks are popular on Brighton exteriors and they are the fastest to chalk, fade and show salt deposits in this position. They can be done, and they look excellent, but the honest version of that conversation includes the maintenance interval. Our guide to colour schemes for period homes covers some of the trade-offs.
Bathing boxes at Dendy Street Beach
The bathing boxes are the one Brighton painting job with rules attached, and they catch people out.
The boxes sit on council land under annual licence from Bayside City Council, issued to Bayside residents. Colour is not a free choice. Bayside Council and the Brighton Bathing Box Association both publish guidance, and there are construction standards that apply to repairs. Before any repaint, the current council guidance is the thing to check, not a paint chart.
The technical side is straightforward but unforgiving. A bathing box is timber, on sand, metres from salt water, with no shelter at all:
- Surfaces need washing down to remove salt before anything is applied, every time
- Failed and flaking coatings have to come back to sound timber rather than being coated over
- Any rusted fixings, hinges or hardware need treating or replacing first
- Exposed end grain and the base of the boards are where rot starts, and they need sealing properly
- Expect a shorter recoat interval than on a house, because nothing on this beach lasts as long
It is a small job with a disproportionate amount of preparation. Quotes that treat it as a few hours of painting are not accounting for the washing down and the timber repair, which is where the time actually goes. Where boards have gone soft, our notes on timber restoration cover the repair side.
Heritage overlays and period homes
Brighton sits in the City of Bayside, and heritage overlays apply to parts of the suburb rather than all of it, which makes it worth checking your specific address rather than assuming either way.
Where an overlay does apply, the usual constraints follow: painting masonry that has never been painted may require a permit, original face brick and tuckpointing are expected to be kept, and street-facing colour changes can be controlled. Confirm it with Bayside before committing, particularly if you are considering painting original brickwork, which is the decision most often refused and least able to be undone.
Finish standard
There is a practical point about Brighton work that is worth saying plainly. On these houses the finish gets looked at properly, often in good light, often by someone who has recently seen a neighbour’s job.
That means the things that separate an adequate repaint from a good one actually get noticed: straight cut-in lines at cornices and skirtings, no roller stipple visible where it meets a gloss trim, consistent sheen across patched areas, no brush marks on doors, hardware removed rather than cut around. None of it is difficult. All of it takes time, and time is what gets cut to win a job on price.
